We build on your client's lot, work with you to find one, or bring them into one of our homes under construction. You keep the relationship from the first call to the keys. ## Your client stays your client You introduce the client, and you stay their agent. Our listing agent never contacts your buyer. When you bring a client to one of our homes or our office, they are your client from that day on. ## Need a lot? We find it together If your client needs help, our acquisition team works with you to find the perfect lot for them. You stay in the loop, we verify lots together, and we look to you for guidance. It is a partnership: we help, and you lead. ## How the referral fee works ### What we pay A competitive referral fee on a new custom home your client builds with us. ### When it is paid Once your client signs their construction contract and pays the non-refundable deposit. You do not wait for the house to be built. ### How it is paid There is no separate referral agreement to sign. You are licensed, so the fee is handled through your normal paperwork and paid through your brokerage. ## What we build We build new custom and spec homes: block construction, stem wall foundations, impact-rated openings, designer finishes. Our in-house design team draws the plans, and our acquisition team buys lots for our own account and works with agents to find them for clients. ## Open-book cost-plus pricing Your client sees every trade bid and every invoice, and our fee is its own line in the contract. We do not publish a price range, because the lot, the plan, the elevation the lot requires and the finishes decide the number. We price from the plans, and your client sees the bids behind every figure. ## Private tours of our finished homes **5007 W San Miguel St, Sunset Park.** A waterfront home we completed in August 2026: six bedrooms, five full and two half baths, about 5,665 square feet, a raised pool and spa level with the living area, and a private elevator. **403 S Barbara Ln, Beach Park.** A 2026 new construction: five bedrooms, five full and two half baths, about 5,053 heated square feet, block-on-block construction on a stem wall foundation, and a covered lanai with a summer kitchen, pool and spa.
