Crescent Homes builds on client-owned lots across South Tampa and Davis Islands, and on lots we hold. Either way the price is built the same way: from the plans, open-book, cost-plus.

Our acquisition team buys lots in South Tampa for our own account and finds them for clients. We have custom homes under construction on our own lots now, and a buyer who comes in early can still make one theirs. If none fits, tell us the streets and we go find a lot.
Every one of these is a custom home. Come in now and the finishes and selections are still yours to make. Ask us about any of them.
We are active buyers of lots in South Tampa and St. Petersburg. If you own one and are thinking of selling, call us.
We do not publish prices, and we will not guess one on the phone. Your plans go to the trades and each bids its scope. You pick finishes and each is priced as you choose it. The budget is the sum of those numbers plus our fee, stated in the contract. You see every invoice as the job runs, and changes are priced before they happen. That is open-book cost-plus. No margin hidden in a fixed price, no contingency you pay whether it is used or not.
Every Crescent home comes with a permanent file of the build: photos of every wall before drywall, every inspection, every product and finish, the as-builts. Any tradesperson you hire ten years from now can see what is behind the wall. It transfers with the house.
Zones A and AE are FEMA's inland high-risk zones. VE is coastal with wave action. X is outside the high-risk area (fema.gov/glossary/flood-zones). If your lot is in a high-risk zone, the Florida Building Code puts the lowest floor at or above the Base Flood Elevation plus 1 foot, or the design flood elevation if higher (FBC Residential R322.2.1); Tampa sets its own design flood elevation in City Code Ch. 5-121. Space below that line is parking or storage only, with flood vents and flood-resistant materials, and the City records a non-conversion agreement on the deed (City of Tampa, Technical Guide: Flood Requirements for Residential New Construction, 3/14/24).
We design to that height from the start so the house looks like it was meant to sit there.
Your permit goes through the City of Tampa's Accela portal: sealed topographic survey, site plan, tree survey, sealed building plans, energy calculations and, in a flood zone, an elevation certificate by an engineer or surveyor (Permit Application Guide; tampa.gov Flood Protection). We prepare and file all of it.




It is priced from your plans and finishes, open-book. We give you the number in person with the trade bids behind it.
