C. Perry Snell opened Snell Isle in October 1925 on what had been a mangrove island. When it opened, only 39 of its 275 acres sat above the high-tide line; the rest was filled (Wikipedia, "Snell Isle"). Today Snell Isle, located in the 33704 zip code, is one of the most sought-after areas in the city: Coffee Pot Bayou on one side, Tampa Bay on the other, the Vinoy golf course in the middle, and downtown St. Petersburg a few minutes down the boulevard.

A permanent file of the build: photos of every wall before drywall, every inspection, every product and finish, the as-builts. It transfers with the house.
Snell Isle is waterfront, so expect a FEMA Special Flood Hazard Area. AE is the inland high-risk zone; VE is coastal with wave action (fema.gov/glossary/flood-zones). The Base Flood Elevation is the water level with a 1-percent chance in any year (fema.gov/about/glossary/base-flood-elevation-bfe). Look up any address on the City's Prepare St. Pete map or FEMA's Map Service Center (stpete.org/residents/public_safety/flooding.php).
The Florida Building Code puts the lowest floor at or above BFE plus 1 foot, or the design flood elevation if higher (FBC Residential R322.2.1). The City of St. Petersburg requires more than the state floor. The City's floodplain office is at floodplain@stpete.org, 727-551-3321.
New homes in St. Petersburg go through the City's online permit system with electronic plan review. Applicants have ten business days to address comments on each review round (stpete.org, Building Permits page). Demolition of the old house, tree removal and the new house are separate applications, and the permit is not valid until fees are paid. We run all of it. On Snell Isle that usually means a demo permit and a tree permit before the building permit.
