Much of South Tampa sits in a FEMA Special Flood Hazard Area, the area with a 1-percent chance of flooding in any year. Zones A and AE are inland; VE is coastal with wave action; X is outside the high-risk area (fema.gov/glossary/flood-zones).
In a high-risk zone the Florida Building Code puts the lowest floor at or above the Base Flood Elevation plus 1 foot, or the design flood elevation if higher (FBC Residential R322.2.1). Tampa sets its design flood elevation in City Code Ch. 5-121. Below that line is storage or parking only, with flood-resistant materials and flood vents, and the City records a non-conversion agreement on the property (City of Tampa, Technical Guide: Flood Requirements for Residential New Construction, 3/14/24).

Every new house in Tampa is permitted through the City's Accela portal. A Residential Utility Application is filed first. The building permit needs a sealed topographic survey, a site plan with every tree within 20 feet, sealed building plans, energy calculations and, in a flood zone, an elevation certificate by an engineer or surveyor (City of Tampa Residential New Construction Permit Application Guide; tampa.gov Flood Protection). We prepare and file all of it and tell you where it stands every week.




It depends on the lot, the plan and the finishes, which is why we do not publish a number. We price from your plans on an open-book cost-plus basis and give you the figure in person, with the trade bids behind it.
Yes. Our acquisition team finds one, or you come in early on one of our custom homes under construction and make it yours.

If the lot is in a flood zone, yes, to the elevation the code and the City require. We design to it from the start so it looks like the house was meant to sit there.
