St. Petersburg

Our St. Petersburg work is on the northeast side of the city today: Snell Isle, Brightwaters and Eden Shores. Snell Isle, located in the 33704 zip code, is one of the most sought-after areas in the city, and it has its own page. South of downtown, we finished a home in Tierra Verde.

The neighborhoods on this page are where we are building now. They are not the limit. If you want to build somewhere else in the St. Petersburg core, tell us the street.

If your house took water in the 2024 storms and you are deciding between repairing, raising and rebuilding, our Rebuilding After a Flood page covers the 49% rule.

If none of them is right, tell us the street. Our acquisition team buys lots for our own account and finds them for clients. We are active buyers of lots in St. Petersburg. If you own one and are thinking of selling, call us.

Three things you get from us

We find your lot

Our acquisition team finds one for you, or you come in early on one of our custom homes under construction and make it yours.

Open-book cost-plus

Every trade bid and every invoice. Our fee is a line in the contract.

The Home Record

A permanent file of the build: photos of every wall before drywall, every inspection, every product and finish, the as-builts. It transfers with the house.

Flood zone and elevation

On a waterfront lot in St. Petersburg, expect a FEMA Special Flood Hazard Area. AE is the inland high-risk zone; VE is coastal with wave action (fema.gov/glossary/flood-zones). The Base Flood Elevation is the water level with a 1-percent chance in any year (fema.gov/about/glossary/base-flood-elevation-bfe). Look up any address on the City's Prepare St. Pete map or FEMA's Map Service Center (stpete.org/residents/public_safety/flooding.php).

The Florida Building Code puts the lowest floor at or above BFE plus 1 foot, or the design flood elevation if higher (FBC Residential R322.2.1). The City of St. Petersburg requires more than the state floor.

Permitting in St. Petersburg

New homes in St. Petersburg go through the City's online permit system with electronic plan review. Applicants have ten business days to address comments on each review round (stpete.org, Building Permits page). Demolition of the old house, tree removal and the new house are separate applications, and the permit is not valid until fees are paid. We run all of it. On a teardown that usually means a demo permit and a tree permit before the building permit.

Questions we get

What does a custom home in St. Petersburg cost?

We price from the plans on an open-book cost-plus basis and give you the number in person. The lot, the elevation requirement and the finishes move it more than anything we could publish.

Do you have lots available in St. Petersburg?

We have three custom homes under construction in the Snell Isle area. Come in now and the finishes and selections are still yours. If you want a different street, our acquisition team finds it.

Which parts of St. Petersburg do you build in?

The northeast waterfront and select neighborhoods. Tell us the street.

Can you build on my lot?

Yes. Send the address.

My house flooded. Should I repair or rebuild?

That turns on the City's 49% rule and the value of your structure. Read our Rebuilding After a Flood page, then call us and we will walk the house with you.

How high will the new house sit?

At or above the elevation the code and the City require for the lot's flood zone. We design the entry and garage to that height from day one.

Who do I talk to?

Our senior staff. Call 813-923-1023 or send the form and we connect you.
